COCA-COLA ENTERPRISES
AS/RS & FACILITY EXPANSION

Antwerp, Belgium

Design Criteria:
To accommodate the large market growth in the Benelux region of western Europe, Coca-Cola Enterprises (CCE) envisioned a major consolidation of its logistical network into the existing Antwerp production center.

Professional Services: To bring this concept to reality, CCE contracted Euro/Facility Project Management (EFPM) to provide all the logistical planning and preliminary design, all detailed engineering and architecture, the complete systems integration and all construction management services.

Design Solution:
An automated storage/retrieval system (AS/RS) along with all new supporting services such as receiving building, shipping docks, main truck check-in facility and various other internal renovations and utility upgrades. Project Features include:

  • A 30m high rack-supported main storage structure
  • 21,000 position, double-deep AS/RS
  • Eight (8) tandem-shuttle, double-deep stacker cranes
  • Full pallet conveyor infeed linked to certain production lines with future AGV link potential to others.
  • Primary shipping/loading bays serviced via pallet flow lanes capable of staging eight (8) truckloads per loading bay.
  • High thruput levels, exceeding 500 pallets/hour (combined) at peak design.
  • Automatic replenishment of conventional picking warehouse area.
  • RF communications between fork truck fleet and AS/RS control system.
  • Fully-integrated computer network with maximum reliability & redundancy.
  • Entire system designed around the “no single point of failure” concept.
  • Shipping facilities designed for fast (20 minute) truck loading cycles.
  • Total new construction in excess of 160,000 square feet.

BOTTLING AND DISTRIBUTION CENTER

Dongen, The Netherlands

Design Criteria:
The Facility Group was retained by CCE-NL to provide program management, design coordination and construction management services for the extensive building and process renovation, relocations and expansion program to be undertaken at its Dongen complex. The additional building area of 240,000 square feet will bring the complex to over 500,000 square feet. Additional bottling lines are planned with extensive relocations and renovations to the existing lines and spaces.

  • Project area includes sales office center consolidation from another site, additional concentrate storage, multiple logistic operations modifications and expansions, extensive site infrastructure improvements including code compliance upgrades and consolidation and coordination of receiving and shipping functions
  • Services include feasibility study, program management, design coordination and construction management
  • Process additions bringing the total site capacity to over 60,000,000 cases per year - one of the largest in Europe
  • Glass bottles and plastic extrusion containers produced on-site
  • Multiple supply and distribution channels both inbound and outbound-extensive material handling analysis

COCA COLA ENTERPRISES - FRANCE
BOTTLING AND DISTRIBUTION CENTER

Dunkerque, France

Design Criteria:
The Facility Group was retained by CCE-NL to provide a feasibility study, project management, program management, design, and construction management services for the extensive building and process renovation, relocations and expansion program to be undertaken at its Dunkerque complex. The additional building area of 391,800 square feet will bring the complex to over 843,700 square feet. Additional bottling lines are planned with extensive relocations and renovations to the existing lines and spaces.

  • Re-configuration of the process support areas
  • Enclosure of a portion of the canopy on the East Side of the building
  • Upgrading the space to a warehouse staging area Addition of a small canopy on the North Side of the building for unloading of raw materials
  • Additional grading and roadwork in anticipation of future expansion to 9-bays
  • Additional modifications to plant offices
  • Process additions bring the total site capacity to one of the largest in Europe
  • Plastic preforms and plastic extrusion containers produced on-site
  • Additional filling capacity with aseptic areas and water treatment capacity expansion
  • Multiple supply and distribution channels both inbound and outbound-extensive material handling analysis
  • New or expanded utility services including boiler system, air compressors, water treatment system, and primary electric modification to the on-site electrical distribution network

EXEL LOGISTICS - THE NETHERLANDS
DISTRIBUTION FACILITY PHARMACEUTICALS

Nijmegen, The Netherlands

Design Criteria:
Design and construction of a new cold storage warehouse facility & providing Exel with a full survey program in relation to their existing distribution facilities in Nijmegen.

Facilty Group provided the following services.

  • Developed functional specifications for the new cold storage facility
  • Project Management of the construction of the facility
  • Provided training and start up assistance for new operations requirement

In addition to the cold storage project, The Facility Group was also requested to perform a building and building control system study to provide Exel with an overall report outlining required improvements to guarantee the functionality of the facilities.

Facilty Group provided the following services.

  • Conducted a building investigation taking all structural and technical building components into account
  • Provided the client with a detailed report outlining areas of concern and recommendations
  • Provided Exel with a detailed cost estimate in relation to the required improvements
  • Investigated building quality issues and initiate warranty execution by previous suppliers
  • Managed both the warranty activities as well as the building
    improvement program

FOOT LOCKER - THE NETHERLANDS
EUROPEAN SERVICE CENTER

Heijen, The Netherlands

Design Criteria:
The Facility Group is contracted to provide master planning and design for the proposed expansion of the Foot Locker European Service Center located at Heijen, The Netherlands.

Extension of storage and distribution spaces with hi-bay storage configuration and extension of pick mezzanines

  • Extension of existing material handling systems for case and individual pick
  • New material handling systems for items minimizing labor factors in individual and case pick operations
  • Development of business and inventory forecasting models for the seven- (7) year planning horizon with 2001 volumes as the base line for analyses.
  • Identifying key operational and facility design requirements for the panned increase in facility size and throughput capacity.
  • Developing advanced material handling solutions and site plans as well as budget costing for each selected alternative recommendation.
  • Material handling systems developed to support rapid store growth and E-commerce initiatives will involve:
  • High speed Piece and Carton sortation.
    • Automated Carton Storage and Retrieval.
    • Extensive Carton Conveyance.
    • Full integration with existing Warehouse Management System (WMS)

HAGEMEYER
REGIONAL DISTRIBUTION CENTER

Germany

Design Criteria:
To support Hagemeyer Germany’s new strategic plan for centralized distribution of their products, The Facility Group was commissioned to develop a consolidation plan for the 80 Fröschl/Brück branches into Regional Distribution Centers required to support Hagemeyer’s customer base in Germany.

  • Design and layout of Hagemeyer regional distribution centers
  • Conduct the material handling/building layout for all of the locations accommodate the efficiency and operational flows desired by Hagemeyer
  • Develop specifications, bid and manage the installation of material handling equipment
  • Development and programming of the main office and dock office areas for the distribution center
  • Overall ONEsource project management for the complete building program and material handling

HILL’S PET NUTRITION MANUFACTURING
Etten-Leur, The Netherlands

Project Criteria:
Due to corrosion and aging in the extrusion area of the plant Euro/Facility Project Management was requested to provide planning, design and construction services on a ONEsource basis in relation to renovation of the existing roof structure in the extrusion area, reenforcing of the fire-walls and façade cladding. Based on a detailed study of the situation EFPM developed an innovative solution for the effective implementation of the works.

  • Detailed assessment of the existing structure and development of a detailed implementation plan allowing for continuous operation of the production facility during the renovation activities.
  • Removal and replacement of existing roof concrete slabs with steel cassettes including insulation and roof cover. Work must be carried out in day production.
  • Re-enforcement of the firewalls by installing UNP steel sections back to back with both sides connected through the wall.
  • Disassembly of all electrical and piping/ventilation and lightning protection installations and re-installment following refurbishment.
  • Supply and installation of omega-sections on the existing facade cladding and installation of insulation between the steel cladding and omega sections.
  • Improvement of the roof structure in the existing tower area
  • The complete program to be realized within a six-month schedule.

IAMS
DRY PET FOOD PLANT

The Netherlands

Design Criteria:
The Facility Group was retained to provide engineering and project management services for a new 255,000 square foot dry pet food manufacturing and packaging facility. The $110 million facility was completed on a fast track schedule and was operational in 19 months.

  • Services included site selection, city negotiations, process engineering, equipment procurement, building engineering, project and construction management, start-up and testing
  • Integrated operations included meal processing, liquid systems processing, multiple bulk receiving and transfer systems for corn, grains, and meals, milling, grinding, blending, processing, finished product storage, packaging, warehouse storage and shipment.
  • Fully automated process controls – over 8000-point control system organized into multiple operating modules controlled by factory wide integration and interface with business information system.
  • Multiple processing lines with flexible operations supported by diversity with delivery of process ingredients and multiple destination routes for continuous or staged packaging at the same time
  • Project completed ahead of schedule and within budget

INTERFACE INTERNATIONAL
THE NETHERLANDS

Scherpenzeel, The Netherlands

Design Criteria:
Interface is a major U.S. company, with headquarters in Georgia, U.S.A. engaged in the manufacture of carpet tiling. Their European subsidiary located at Scherpenzeel, The Netherlands is currently planning to re-structure its manufacturing processes. The project called for preparing a master plan for a carpet backing line and carpet tiles, based on a 2 meter width process at a line speed of 25 mtrs/min.

Facilty Group has been contracted to conduct the master planning study for the new Carpet Tile production line on behalf of the Interface International BV, Scherpenzeel facility.

The planning activities involve detailed analysis of the clients’ requirements and preliminary design services in order to finalize:

  • A detailed project description describing the process, production and building requirements.
  • Preliminary Outline Specifications for the equipment and instruments involved and a P.O.S. for all required building related work.
  • General equipment and Building Layouts
  • Pre-tendering of all equipment, preparing functional specifications and proposal requirements.
  • Evaluation of all received quotations on equipment and recommendation for Interface.
  • Detailed scheduling and cost-estimates, including all activities-disciplines and works, required for the new line up to and with the commissioning.
  • Utility and support system requirements.
  • Detailing alternative equipment layout studies for the packaging areas.

LAURUS N.V., THE NETHERLANDS
RETAIL GROCERY DISTRIBUTION CENTER

The Netherlands

Facilty Group was contracted to provide a full Master Planning study with respect to a new Greenfield retail grocery DC in the Netherlands. The size of this Greenfield DC exceeds 40,000 M2 and relates to a total investment of € 50,000,000 including land.Scope of work included:

  • Data analysis and conceptual sizing
  • Return on Investment analysis
  • Site location study based on the developed concept
  • Financing services
  • Basic Design & Permit development.

MASTERFOODS LIMITED
LOW VOLUME DRY PET FOOD FACILITY DESIGN STUDY

United Kingdom

Design Criteria:
To investigate feasibility of designing small-scale dry pet food facility for developing markets.

Facilty Group was responsible for preparing a Design Study, on behalf of the Global Engineering division of Masterfoods U.K., for a low tonnage dry pet food facility.

The scope of work involved:

  • Establishing the design basis and product / packaging mix
  • Analysis of production data

  • Process Block Flow Diagrams

OLYMPUS DIAGNOSTICA, IRELAND
EUROPEAN DISTRIBUTION HUB, THE NETHERLANDS

Ireland

As part of Olympus Europe strategic plan for the distribution of diagnostic re-agents from their Irish manufacturing facility, Facilty Group provided professional services support in the selection and implementation of a European distribution hub through a third party logistics provider.

Our scope of work included:

  • Collation and analysis of current sales volumes / customers for all European operations
  • Risk assessment
  • Identification and Qualification of suitable third party logistics providers
  • Preparation and issuing of tender documents to short listed 3PL providers.
  • Analysis and clarification of offers
  • Final recommendation of suitable party and selection in conjunction with Olympus
  • Contract negotiation support and implementation.
  • Program management of changeover from existing in house logistics operations to third party provider
  • Project management support of 3PL start up including scheduling, IT integration, SOP Compliance and due diligence

PENSKE LOGISTICS
VALUE ADDED SERVICE DISTRIBUTION CENTER

Roosendaal, The Netherlands

Design Criteria:
The Facility Group has been retained to provide master planning, design and ONEsource construction services for the renovation and refurbishment of two (2) existing Penske Logistics distribution centers in Roosendaal, The Netherlands.

Scope of Work:

  • Completed complex will include renovations and new construction for a total of 301,300 square feet
  • New cross dock facility constructed on the same location as a previous facility
  • New Value added storage and distribution operations
  • Demolition and extensive site modifications for the new operations
  • New utility infrastructure throughout complex
  • Extensive remodeling of office and support spaces
  • Complete design services including master planning, basic design, permitting documents, and detailed architectural and engineering
  • Project management and construction supervision services including estimating and scheduling and sub-contractor management

PENSKE LOGISTICS
DISTRIBUTION CENTER

The Netherlands

Services Description:
Penske Logistics retained Facilty Group to provide professional services on four distribution projects in The Netherlands. Services included program management, master planning, preliminary design, logistics planning, material handling designs, engineering and project management.

Waalwijk – Provided master plan analysis including site selection, logistics analysis, material handling design, engineering and project management for relocation of 350,000 square foot distribution facility and corporate office complex. This complex will centralize Penske’s international distribution and logistics operations.

Coevorden - Provided material handling design and project management of 200,000 square foot facility renovations and new construction to accommodate relocation of operations in existing multi-facility complex.

Roosendaal - Provided master plan analysis of a complex of three sites and multiple buildings. Services include master planning of the sites, operations and facilities improvements, and material handling design, engineering and project management for renovations and improvements to facilities and operations. Project includes complete updating of site security features and operational modifications.

Gennup – Provided site survey and assessment, master site planning, and warrantee management services. This 300,000 square foot facility will serve Foot Locker as their European distribution center.

UNILEVER BEST FOODS
LOGISTICS OPERATIONS MASTER PLANNING

Budapest, Hungary

Facilty Group was contracted to provide a full Master Planning study with respect to the Unilever / Bestfoods logistics operations in Hungary.

Scope of work included:

  • Building cost models for a logistics operation in Budapest Hungary, including all operational, real estate and logistics services aspects.
  • Data analysis and conceptual sizing of a Greenfield combo DC
  • Developing Real Estate cost models and conducting Building Cost benchmarking
  • Developing a 7 year logistics strategy in collaboration with the clients local and corporate teams

ZIPPAK
EUROPEAN PRODUCTION FACILITY

Winschoten, The Netherlands

Zippak International, a subsidiary of Illinois Tool Works (ITW), selected Winschoten, Netherlands as the location for their European manufacturing operation for re-sealable package liners for the food/consumer goods sectors.

Design Criteria: The project called for the construction of a 2,000m2 fit for purpose green fields facility allowing for the installation of six extruder lines as well as warehousing in accordance with their existing facilities in Ottawa, Illinois, U.S.A.

Scope of work:
Facilty Group has been contracted on a fixed price basis for the design, engineering, permitting and project scheduling and construction of the Winschoten Production Facility.

  • Building and process utility load requirements to service 6 new extrusion lines which will include: New floor plan, Schematic Piping Plan, Schematic HVAC and Electrical plans and specifications for all disciplines
